Are there any hidden costs in selling your property?
Certain legal requirements may incur unexpected costs in the sale of any property.  The following documents need to be presented:

1) Electrical Certificate -
The seller is responsible for providing an electrical clearance certificate. There could be some expenses to bring the property up to standard. The owner should get an electrician or two to quote on how much it would cost to have the property inspected.  The seller will then be responsible for any repairs done before an Electrical Certificate is issued.  (Click here to find a certified electrician in your area)

2) Beetle Certificate -
The buyer or the bank which finances the transaction may request a beetle inspection, especially if the property has a lot of woodwork. The seller will then be responsible for any repairs done before an Beetle Certificate is issued.  (Click here to find a certified beetle inspection officer in your area)

3) Municipal Rates & Taxes -
The municipality issues a tax clearance certificate for the property to transfer to a new owner. The seller may have to pay these rates in advance. This arrangement differs from municipality to municipality. Your transfer attorney will deal with this on your behalf.

4) Bond cancellation penalty -
Most banks have a 3 month notice period when canceling a mortgage bond. If you fail to do this, there is a penalty payable. We suggest that you send this cancellation notice to your bank a.s.a.p. Download this Bond Cancellation Letter to your bank and remember to request confirmation of receipt from the bank once you send it to them.
