Value your property
The most acceptable way of determining the value of any property is what is
called a comparative analysis study. This means you compare your property to
other similar properties that have sold recently in your street, suburb or area.
Once you know which properties best compare with your property, it is very easy
to determine the value of your property.
We have lined up the following 3 partners to help you collect the necessary
information in order to value your property:
- Your Property Sell Direct listing agent will assist you in determining
the market value of your property. (Request help by e-mail or SMS:
0823397567 to listing agent with your details)
- You will gain access to information straight from the Deeds office of all
the properties that have sold during the past 6 to 12 months in your street,
suburb and area. This can be obtained from: www.reep.co.za
with the first report being free. See sample report: www.reep.co.za/samplereports/.....
- Request a quote from your Professional Property Valuation Officer. He is
a registered accessor and his valuation report is acknowledged by the banks
and the court of law. (Request a quote from your Professional
Property Valuation Officer)
How to go about it.
- First you should compile a list of the properties currently on the market
in your area.
- Make a list of all the properties that sold in your area during the past
6-12 months.
(View sample REEP valuation report)
- Now try and identify those that best compare with your property.
- There is usually a difference between what a property is marketed for and
what it sells for.
