How to show your property?

Property Sell Direct offers the seller the opportunity to show his own property to potential buyers. Property viewing process explained


Step1:

A potential buyer responds to our marketing campaign by sending Property Sell Direct an e-mail, SMS or a phone call. We then provide the client with more specific information regarding your property.

Step 2:

Property Sell Direct sends you an SMS informing you that “Joe Public” has been introduced to your property. Please record his name on your attendance register. Ensure that no other estate agent makes an appointment for a viewing for “Joe Public”. For security reasons we will not provide the buyer with the seller's contact details. The seller is provided with the potential buyers name, cell number and MMS picture ID (Cell Phone Picture).

Step 3:
Property Sell Direct will co-ordinate the viewing schedule and make appointments for all buyers.

Tips for the day of the viewing:

  1. If you do not want to show your own property, ask a friend, neighbour, staff member or colleague to do it for you or to assist.
  2. Keep pets out of the way.
  3. Try to clean the house of all odors, i.e. cigarette smoke and animals.
  4. Put the coffee pot on and have only pleasant smells in the house.
  5. As soon as the potential buyers arrive, give them a viewing register to fill in and sign (click here to download viewing register - Eng | Afr ). It is important that you keep record of property viewings and feedback. It may take a few viewings before you find a match.
  6. Explain that you are very happy to answer any questions at the end of the viewing.
  7. Use the opportunity to point out the good features of the house. Don't oversell.
  8. Let the buyers walk into a room first.
  9. If there are negative comments or responses, please don't take it personally.
  10. When they have finished, ask them if they have any more questions and if not, thank them for viewing your house.
  11. A more personalized touch could always be in your favour, for example, a nice color printout of your property with the key features on.

Do not be afraid to tell them that they are welcome to make an offer. An offer is only a starting point. That is what you want: the ball rolling.
